How it works
You keep bidding. We do the counting.
Email or upload the full architectural set as a PDF. However many pages. New construction or re-roof.
Every page of the set gets read. Roof plans, details, elevations, structural sheets. A page with no text gets rendered and looked at, not skipped.
Within 48 hours you have the full package: takeoff workbook, RFI register, material order list, and a client-ready proposal.
Deliverables
Four files, ready to work with. Not a login. Not a dashboard.
Field area, tapered, edge metal by profile, penetrations, drains, blocking, flashing. Every quantity carries its source sheet, the method used, and a confidence grade. If a line says 14,200 SF, you can see exactly where it came from.
Plans have gaps. We don't guess through them. Each open item lists the question, the sheet reference, and what was assumed in the meantime. Send the RFIs before bid day instead of eating the surprise after award.
Quantities rolled up into an order-ready list, so purchasing starts from the same numbers the estimate did.
A clean proposal document built from the takeoff, ready for your markup, your logo, and your signature. You set the margin. You submit the bid.
Accuracy posture
A takeoff you can't trace is a takeoff you can't trust. Here's the standard every line is held to.
Sheet number, method, and a confidence grade on every line. You can check any number against the drawings in seconds.
Anything below high confidence lands on the RFI register as a question, with the sheet reference and the interim assumption spelled out. You will never get a confident-looking number that was actually a guess.
Prices come from your material pricing and your labor rates. We never invent a cost. If you haven't given us a price for something, the line prints as UNPRICED with the quantity shown, so you can plug it in yourself. Your cost data stays yours.
Pricing
An estimator's day runs $450 to $650. This runs overnight.
The free takeoff is a capped offer for a limited number of contractors. One free takeoff each, on a job you're actually bidding. If it saves you a day, we'll talk pricing. If it doesn't, you've lost nothing.
FAQ
We don't. Prices come from your cost data: your material pricing and your labor rates. You send them once and we apply them. Anything you haven't priced prints as UNPRICED with the quantity shown, so nothing gets a made-up number. If you'd rather not share costs at all, you get the full quantity takeoff and price it yourself.
Then we tell you. Every page gets looked at, including pages with no readable text, which get rendered and reviewed as images. Anything we can't resolve with high confidence goes on the RFI register as a question with the sheet reference, not into the takeoff as a guess.
Your plans are used for your takeoff and nothing else. Your cost data prices your estimates only. It is never shared, pooled, or used for anyone else's work. When you email us, a secure upload link comes back by reply so plan sets never sit in an inbox.
Commercial low-slope: single-ply, built-up, and modified systems, with tapered insulation, edge metal, and the details that go with them. New construction and re-roof, from the plan set. We don't do steep-slope or residential.
The clock starts when we have the full plan set and it ends when the package is in your inbox. If something about the set will slow that down, you hear about it up front, not on day two.
Satellite tools measure the existing roof from above. We read the plan set for the job you're bidding: tapered layouts, detail callouts, edge conditions, structural notes, spec references. From the documents, not from orbit.
Email us the PDF for a job you're bidding right now. If the set is too big to attach, just say so in the email and a secure upload link comes back by reply. Package back within 48 hours.
