Active Takeoff Alternatives for Commercial Roofing: When PlanSwift, Bluebeam, The EDGE, On Center, or a Takeoff Service Is the Better Swap
Active Takeoff is a general takeoff and estimating program. It's built for many trades. If you bid commercial low-slope roofs, ask yourself what you actually want to change. You can buy a different tool and keep doing the takeoff yourself. Or you can stop doing it in house and send the drawings out. Bluebeam Revu fits teams that already live in PDFs. PlanSwift fits teams that want takeoff and estimating in one desktop program. The EDGE and On Center are built with roofing in mind. A takeoff service like Sharp Pencil fits when you're short on hours, not software.
Disclosure: Sharp Pencil sells commercial roofing takeoffs, so we have a stake in this topic. Every feature and price below for another company comes from that company's own page, linked and checked on 2026-10-15. Where a vendor does not publish a price, we say so instead of guessing. Vendors change plans and prices often, so check their current pages before you buy.

Why send your takeoffs to Sharp Pencil
A takeoff backlog hurts most in the jobs you no-bid because nobody had the hours. Here's how we handle the usual problems.
- Delivered within 48 hours*. A takeoff stuck in a week-long queue does you no good when the bid is due sooner.
- Every quantity names its sheet. Each quantity lists its source sheet and a confidence grade. You can check any number.
- No silent blanks. If the drawings can't settle a checklist line, you get a written reason. Not a blank. Not a guess.
- Questions instead of guesses. If the set leaves something open, like a roof system the specs never name, you get a drafted RFI. Copy it and send it to your architect. Paste the answers into your job page and we update the takeoff.
- Priced with your numbers. Send us your costs once in a simple price book. Then each takeoff comes back with a client-ready proposal and a re-price sheet, and the workbook gets a Pricing tab.
- UNPRICED instead of a guessed number. If a cost is missing, the line says UNPRICED and still shows the quantity. Nothing gets buried in the total.
- Checked before it goes out. Every paid takeoff is checked before delivery, and any line we can't confirm from the drawings is flagged on the Questions tab.
- Answers in one thread, not an email chain. Ask about your job in a thread on your job page. If it needs one of our roofing estimators, the answer lands in that same thread.
- Your plans stay yours. Nothing is shared or sold. See what happens to your plans.
- Monthly plans, with your first takeoff free. Our monthly plans are the main way to buy: Shop 12 at $2,750 a month, Shop 25 at $5,500 a month, and Shop 60 at $11,000 a month. $395 is the price per single takeoff. Either way, your first one is free on a job you are actually bidding.
What Active Takeoff is, from its own site
Active Takeoff calls itself estimating and takeoff software. Per its homepage, it supports PDF plans, scanned plans, and image files. It measures areas, perimeters, and volumes. It has a pitch converter for ridge, eave, and valley lengths. You can assign costs and markups and export results to PDF or Microsoft Excel. It offers a 14-day free trial (activetakeoff.com, checked 2026-10-15). We didn't find a published price on the pages we checked, so we don't list one.
That list leans toward measuring and pricing across trades. The homepage doesn't name commercial low-slope systems, tapered insulation, or manufacturer warranty rules. That gap is one reason commercial roofers start looking around.

When each swap makes sense
Bluebeam Revu: you already mark up PDFs all day
Bluebeam's own pricing page says Basics measures length and area but has no perimeter or advanced measurements. Core adds perimeter, count, angle, and volume. Complete adds Quantity Link to send measurements into Excel (Bluebeam pricing, checked 2026-10-15). If your roofing takeoff needs edge and flashing lengths and drain counts, Core is the lowest plan on that page with those tools. In our view, Bluebeam is a PDF tool first. Your estimator still brings the roofing know-how.
PlanSwift: takeoff and estimating in one desktop program
PlanSwift's pricing page lists Essential at $2,000 a year and Core at $3,000 a year for one seat, with a 14-day free trial and no credit card required. Both include takeoff and estimating with pre-built assemblies for your trade. Core adds Auto Takeoff, which PlanSwift says builds a first-pass takeoff for areas, lengths, and counts (PlanSwift pricing, checked 2026-10-15). In our view, it's a closer like-for-like swap from Active Takeoff than Bluebeam is.
The EDGE: roofing-specific software you run yourself
The EDGE says it is built for commercial roofing companies. Its roofing page lists tapered insulation, standing seam, and poured deck modules, fastener length calculations, and databases of systems from manufacturers including Elevate, Johns Manville, Carlisle, GAF, and others (The EDGE roofing page, checked 2026-10-15). Want to keep the takeoff in house with roofing built in? This is the most roofing-focused tool on the list. Price is not published on the page we checked.
On Center: On-Screen Takeoff and Quick Bid
On Center's roofing page says On-Screen Takeoff calculates flat and sloped roof areas plus membranes, insulation, adhesive, fasteners, and sheet metal flashing, and sends quantities into Quick Bid for pricing (On Center roofing page, checked 2026-10-15). No price is published on that page.
A takeoff service: the problem is hours, not software
Each tool above still needs an estimator to check and finish the takeoff. If you're leaving Active Takeoff because bids sit in a queue, another program won't fix that. With Sharp Pencil you send the drawings and get back a finished commercial roofing takeoff workbook: every quantity with its source sheet, a Questions tab with drafted RFIs for anything the set leaves open, a material order list when the takeoff supports one, and a client-ready proposal once you send us your costs. Delivered within 48 hours*. For the difference between running software and sending work out, see roofing takeoff software compared and hiring an estimator vs outsourcing takeoffs.
How to choose
- Keep the takeoff in house, general tool: PlanSwift or Bluebeam Core.
- Keep it in house, roofing-specific: The EDGE or On Center.
- Stop doing the takeoff yourself: send the drawings to a takeoff service and spend your estimator's time on pricing and follow-up.
- Not sure: run one live bid both ways. Active Takeoff and PlanSwift list a 14-day free trial on the pages we checked, so ask the others for a demo. Your first Sharp Pencil takeoff is free.
FAQ
Is Active Takeoff good for commercial roofing?
Active Takeoff is a multi-trade tool. Its homepage lists area, perimeter, and volume measuring, a pitch converter for sloped roofs, and Excel export. It does not describe commercial low-slope features such as tapered insulation or manufacturer system databases on the page we checked.
What does PlanSwift cost compared with Bluebeam?
On their own pricing pages on 2026-10-15, PlanSwift listed $2,000 a year (Essential) and $3,000 a year (Core) per seat. Bluebeam listed $260 to $440 per user per year, and $590 for Max at an introductory price.
Which Active Takeoff alternative is built for roofing?
Of the tools here, The EDGE and On Center describe roofing-specific features on their own roofing pages. Neither publishes a price on those pages.
Is a takeoff service an alternative to takeoff software?
Yes. With software, your estimator checks and finishes the takeoff. With a service, you send the drawings and the takeoff comes back to you.
