What drives the price of a commercial roofing takeoff?
Square footage alone does not set the price. The effort sits in the plan set, the roof's details, and the deliverable, as our guide on how long a commercial roof takeoff really takes also shows.
Sheet count and how complete the set is
A full set with plumbing, mechanical, structural, and a spec book takes longer to read than a roof plan alone. Incomplete sets create RFIs. Scanned sheets with no text take longer than clean vector PDFs.
Roof complexity
The number of distinct roof areas, the variety of penetrations, and the number of unique edge and termination details drive effort more than square feet do.
Tapered insulation
Tapered systems add work. Veristra says tapered layout preparation is included when required. If a provider does not say, ask whether the layout is included or left for a manufacturer's tapered quote.
What is included in the deliverable
Quantities only, quantities plus a material list, and a priced estimate with a proposal are different products. Veristra's two tiers show the gap in one line: $256 for a Takeoff Report and Material List, and $320 for a Complete Estimate with pricing, bid clarifications, and a customer-ready proposal. Whose prices are used
A priced estimate is only as good as the costs behind it, so ask whether the service uses your material and labor costs. Veristra confirms turnaround per project and recommends sending documents at least two weeks before the bid deadline.

What each option costs, and what you get for it
Human estimating services: per project, flat fee
Estimators at the service read your plan set and specs and build the takeoff; higher tiers add pricing, a proposal, and bid clarifications. Published examples: SBAA Contracting starts at $200 per project for a single trade and $450 for multi-trade. World Estimating says "$200 on average for an estimate" and that it "depends upon the scope." Veristra charges $256 for its Takeoff Report and Material List and $320 for its Complete Estimate, its "standard project price."
Inclusions differ by vendor and tier; the side-by-side table below lines them up. "Starting at" and "average" prices move with scope. Veristra confirms the final price after a preliminary review; SBAA calls its rates "starting points" and gives a fixed quote within 4 hours.

The package is a takeoff workbook with the source sheet and a confidence grade on every quantity, plus a Questions tab for what the drawings leave open. You also get a material order list when the takeoff supports one, and a client-ready proposal when you send us your costs. Every job also gets a one-page START HERE summary and a Takeoff Summary PDF.
Price: $395 per new set, or $250 to $299 per takeoff on monthly plans. The first takeoff is free on a live bid. Scope is US commercial low-slope roofing (TPO, EPDM, new construction, re-roof, repairs), with standing seam and shingle supported. Residential is out of scope.

AI takeoff service on an annual license: Beam AI Done For You
Beam describes this tier as "Bid-ready takeoffs, QA-checked & Done For You," with up to 2 takeoffs in parallel, its do-it-yourself software and bid management tools, and delivery "in 24-72 hours."
Price: "starts at $25K annual license, based on trade and volume." The pricing page does not name roofing for this tier, so ask Beam whether your work fits.

Software you run (including AI takeoff software)
Your estimator does the takeoff in the software, or reviews what the AI produces. Nobody outside your company checks it.
- Traditional takeoff and markup software: PlanSwift $2,000 to $3,000 per seat per year; Bluebeam Revu $260 to $590 per user per year (Basics, the $260 tier, has no perimeter measurement); STACK $249 per user per month for its takeoff and estimating tier, plus a free version. The license is the small part. Your estimator's hours are the real cost.

Satellite and aerial measurement reports: EagleView
A satellite report measures an existing roof from imagery. It does not read a plan set, details, or specs, so it answers a different question from a bid takeoff on new construction or a spec'd re-roof. EagleView's Premium commercial report is $79 to $89.50 depending on tier, and its Bid Perfect commercial report is $49.
To be fair to it: for service work and re-roof measurement on an existing building, a satellite report is faster and cheaper than a plan-set takeoff.
Where Sharp Pencil fits better: when you are bidding from a plan set and specs, such as new construction or a spec'd re-roof. Every quantity names the sheet it came from, and anything the set leaves open comes back as a drafted RFI.
Other billing models you will see
- Per square: one estimating service's blog (thevirtualestimation.com) describes per-square pricing. Its ranges are one company's view, not published prices or market data.
- Hourly: SBAA bills extra revisions or scope changes at an hourly rate quoted upfront. No page we checked published an hourly figure.
- Monthly packages: World Estimating advertises "60% off" with monthly takeoff packages but publishes no package price. SBAA offers a custom monthly retainer.

What does doing it in-house really cost?
In-house, you pay in estimator hours, and they cost more than the software. By Sharp Pencil's estimate, "An estimator's day runs $450 to $650." That is our estimate, not survey data.
Our guide on how long a commercial roof takeoff really takes puts a typical commercial job done by hand at four to twelve hours of focused estimator time. It ranges from 2 to 4 hours for a simple warehouse recover up to 12 to 24 hours for a school, hospital, or phased occupied building.
Worked example (an illustration built on Sharp Pencil's estimate): a 6-hour takeoff is three quarters of an 8-hour day. At $450 to $650 a day, that is 0.75 x $450 = about $338, up to 0.75 x $650 = about $488 of estimator time, before software.

The break-even math: 3 sets a month on pay as you go is $1,185, less than Starter. 4 sets is $1,580, more than Starter's $1,495. 8 sets on Starter is $2,470, against $2,500 on Shop. 9 sets on Starter is $2,795, against $2,500 on Shop, so from nine a month up, Shop is cheaper.
Unused plan takeoffs end with the month and do not roll over, so size your plan to a slow month. Both plans include 3 seats (extra seats $49 each a month), are set up by email, and run month to month with no cancellation fee. Above 10 a month, email [email protected] for a quote. Hidden costs that do not show on the price tag, and how to avoid them
The price on the page is not always what a bid costs you.
Re-runs and revisions
Ask what a second pass costs before you send anything. At Sharp Pencil, one re-run is included when you answer our questions, and it is also how a number we got wrong gets fixed at no charge. A further run is $50 in two cases only: it ran before the questions were answered, or the included re-run was already used. SBAA includes one round of revisions on single trade (two on multi-trade), then bills hourly. Veristra includes reasonable revisions that do not materially change scope.
Addenda
Ask how reissued sheets are charged. Sharp Pencil's addendum pricing is not settled yet, and our site says so: ask us before you send one.
Unpriced or guessed lines
A number built on someone else's average cost is a hidden risk. Sharp Pencil prints UNPRICED with the quantity instead of filling in a number. Ask any provider what happens when a cost is missing.
Missed items and change orders
Items off the roof plan are where takeoffs miss things: drains on plumbing sheets, curbs on mechanical, deck on structural, heights on elevations. Two quotes at the same price can be different products, so line up what each includes. The table uses each vendor's own wording, read on 2026-09-28. "Not stated on its page" means the page does not say, not that the item is missing.

Then ask every provider: Does it read the full set or just the roof plan? Is there an RFI list? Is tapered included? Is a material list included? Is it priced, and with whose costs? How many revisions? Can you trace each quantity to a sheet? Who checks the work before it reaches you?

- Software you run: fits when you have estimator hours and want full control. Software in skilled hands is excellent. Budget the license plus the hours.
- Satellite report: fits existing-roof measurement for service or re-roof work. Faster and cheaper than a plan-set takeoff, but it does not read plans or specs.
- Human estimating service: fits when you want outside estimators to read the full bid package and, at higher tiers, price it and write the proposal. Compare tiers, revision terms, lead time, and whether your own costs are used.
